THE TAX OFFICE NEEDS YOUR HELP TO KEEP YOUR RECORDS ACCURATE AND CURRENT

A well-educated taxpayer understands that he/she must also be a good consumer. Although title companies, attorneys, and your lending institutions are responsible in varying degrees for notifying the Town of changes in property ownership status or changes in tax collection contracts, it is ultimately the homeowner’s responsibility to ensure that all taxes due on their property are paid. Although it may seem harsh
New York State Law provides that taxes are due even if a tax bill is not received. New York State Law also provides that the Tax Receiver cannot waive penalties on real estate taxes after the due date for any reason.

WE DO send tax bills. However, we need you to help us serve you effectively by ensuring your mailing and billing information is up to date on our tax office records.

• REFINANCED RECENTLY??? TAXES PAID VIA YOUR ESCROW ACCOUNT?????

Please contact the Tax Office and provide us with the name, address, phone number of your new or current mortgage company. Of course, your new loan or account number must be in our records so we can effectively interact with your lending institution.

• NEW HOMEOWNERS?

Please do not assume that the Tax Office knows that you have moved in to Town! The
County of Westchester takes between six and nine months to process transfer of title documents which are then forwarded to the local municipal offices.

Come on in and introduce yourself or pick up the phone and call !!! We would love to meet you and welcome you to our wonderful Town! And we would certainly not want to collect a late payment fee which could have been avoided with a little communication.

• LIVING IN A WATER DISTRICT AND SELLING YOUR HOME????

Be sure to call the Tax Office to schedule a final water meter reading before your closing date. A final bill must be issued to and paid by the seller before or at the closing.
